HVAC ENERGY RETROFIT SOLUTIONS
Mesa helped this client dramatically reduce its energy consumption and costs by delivering a turnkey mechanical construction project that featured replacement of the building's industrial chillers with high efficiency SMARDT chillers and Turbocor compressors.
After obtaining the mechanical construction permits, Mesa handled the entire HVAC energy retrofit process, as well as all associated electrical work. This included everything from removing the old units to installing two 142-ton SMARDT air-cooled chillers on new spring isolation rails. The company also fabricated, installed, leak-checked and insulated new piping for the HVAC system, and connected the new valves, switches and gauges. Mesa’s HVAC technicians then started the system according to factory specifications, balancing the flow for optimum chiller operation.
To further increase HVAC energy efficiency and system performance, Mesa engineered and installed an energy management system that provides direct digital control (DDC) of the boiler, hot and chilled water pumps, supply and return fans, static pressure controls, floor isolation dampers and the Economizer system. Mesa also put in new temperature sensors, as well as static pressure and pneumatic output pressure transducers.
In addition, the company configured the system with a simple, web-based user interface that enables building management to go online to view system status and adjust the air temperature and schedule. Furthermore, by means of a stand-alone computer installed by Mesa, authorized tenant personnel can use touch-tone phones to modify and override the schedules according to changing needs. The building control system automatically tracks after-hours usage and generates invoices reflecting each tenant's individual energy consumption. Mesa also trained client personnel to effectively operate and manage the chiller, centralized control and override systems.
Other information: This HVAC energy retrofit project has improved chiller efficiency from 1.56 kilowatts per ton to 0.37 kilowatts per ton, enabling a 72 percent savings in electrical usage over the previous system. This increased efficiency has helped reduce chiller energy consumption an average of more than 63,000-kilowatt hours per month, a decrease of 29.2 percent. In 2009, the U.S. Environmental Protection Agency approved the building for ENERGY STAR labeling.
